New road junction kick starts Burton scheme

DEVELOPER St Modwen has started work on a £1m junction on the A38 trunk road in Burton-on-Trent to provide direct access to its new 64 acre Burton Gateway industrial park.

The dedicated junction into Burton Gateway will provide occupiers with direct access to the A38 between Birmingham and Derby and, St Modwen suggests, could be a draw in attracting businesses to the scheme.

The start of work on the new junction represents the first phase at Burton Gateway – which has outline planning consent for up to 770,000 sq ft of industrial and distribution space, with the option of units as large as 250,000 sq ft.

Birmingham-based St Modwen has submitted a detailed planning application to East Staffordshire Borough Council for the first 84,000 sq ft warehouse on the scheme following its approval of the outline planning application last year.

Ian Romano, senior development surveyor at St Modwen, said: “The dedicated site access road will boost Burton Gateway’s prominence on the A38 and provide ready access to the wider Midlands road network.

”Once planning approval for the first warehouse is granted by East Staffordshire Borough Council, we expect to start construction by the summer.

“Burton Gateway is set to answer the demand from industrial occupiers for prime quality warehousing in the Midlands.”
