Derelict West Yorkshire site set for £30m facelift

Developers are investing £30m to transform a derelict brownfield site in Mirfield into a residential development.

The site, overlooking the Calder and Hebbel Canal in Mirfield, is being developed by Darren Smith Homes, a fourth generation, family-run business currently led by Darren and his fellow director and brother, Nigel Smith.

An initial £10m is being invested into the first phase of St Paul’s Lock, which consists of 38 one and two-bedroom apartments. The second £20m phase will commence later in the year.

The development will be marketed at the over 55s’ demographic.

Darren Smith said: “This development represents major investment in a small Yorkshire town and will transform a derelict site and give a huge boost to the local economy.

“Our company has a workforce of 30, drawn from local communities, and we also buy our building materials from local sources and suppliers.

“We have opted for sympathetic design and architecture, capitalising on the town’s rich history.”
The luxury apartments, built in four different styles, are the first of their kind for Mirfield and will be sited in a conservation area filled with protected lime and chestnut trees

Darren Smith Homes has worked in partnership with local organisations, including St Paul’s Church to redevelop grounds and The Canal & River Trust and Mirfield Community Partnership to develop the conservation area, rebuilding towpath walls adjoining the site.
