Plans submitted for transformation of site in Sheffield’s Heart of the City II development

A planning application has been submitted for the transformation of a city centre building which is part of Sheffield’s Heart of The City II.

Block C, often referred to as the Pepper Pot, is located on Pinstone Street and plans include the retention of the Victorian façade of the existing structure, while redeveloping and expanding the building behind it.

The proposals for this block feature five retail units on the ground floor and 37,000 sq ft of Grade A office space on the seven floors above.

Councillor Mazher Iqbal, cabinet member for business and investment at Sheffield City Council, said: “During our public consultation in September we received very valuable feedback which we have listened to and used to refine proposals for the Pepper Pot.

“While converting into a mix of retail uses and Grade A offices, we are also retaining the striking Pinstone Street façade so as to preserve as much of the city’s heritage as possible. It is an excellent blend of providing for the future while maintaining vistas of our past.

“This development continues the momentum which is seeing the heart of the city changing before our eyes with an innovative mix of retail, residential and office uses as well as stunning public realm improvements that will continue to make Sheffield attractive to businesses and investors.”

Construction on the new block would commence in spring 2019, with completion expected by the end of 2020.

“The Pepper Pot building is a popular one in the city centre and we are confident we have delivered a sensitive yet modern design solution for the block.”

Building on the original Heart of the City scheme, Sheffield City Council approved the 1.5million square foot masterplan in March this year.

The scheme will regenerate the area of the city centre between Barker’s Pool, the Peace Gardens and The Moor, creating a mixed-use district with retail and leisure brands, Grade A offices, residential space and public realm space.

Construction on Phase One of the scheme, which was designed by Leonard Design Architects and includes the new HSBC office, is nearing completion and will be ready for fit-out early next year.
