Engineering supplier signs up to Nano Park

UK engineering suppliers The Hayley Group has taken 6,665 sq ft of industrial space at Nano Park in Bradford.

Commercial property developers Frank Marshall Estates have built 18,000 sq ft of workshop and office space in small units to create the Nano Park as part of its existing Newhall Business Park.

Located next to the M606 off Rooley Lane and at the entrance to the ProLogis Park on land that was once part of a golf club, the Bradford real estate firm bought the site in 2016.

It has already successfully developed and let eight larger units on the site.

It is expected that the Nano Park will create at least 60 jobs.

Edward Marshall of Frank Marshall Estates said: “Our new Nano Park is the final phase of Newhall Business Park and is something new and exciting for us. We have built small hybrid units, with warehousing space below and offices above. We are delighted to welcome the Hayley Group as our first occupier.

“We believe that there is a real need for units of this size in Bradford. We are in the age of the entrepreneur with more and more small and start-up companies looking for self-contained space of their own. We are now providing flexible, affordable and attractive business premises to help companies of this type to grow and prosper.

“Apart from the Hayley Group, we have had strong interest in the new Nano Park, with two other units under offer. That means that there are only three units, comprising a total of 6,000 sq ft, left. We are extremely pleased with the take-up, as the units have only just been completed.”

David Williams-Berry of the Hayley Group added: “We fell in love with these superb premises as soon as we saw them. They are in a fantastic, visible location in Bradford, close to Yorkshire’s excellent motorway network.

“They are built to the highest standards, with office and storage space, which is perfect for us. We already have depots in Yorkshire, but this will be a crucial new base for us. Ultimately we will have 10 new and sustainable jobs on site.”

“The Nano Park is next to a wonderful listed building, where Frank Marshall Estates (FME) are based. Edward and Jimmy Marshall, of FME, have been brilliant in helping us to create the ideal space for our business. Nothing has been too much trouble for them,” he added.

Edward Marshall said that the first phase of Newhall Business Park had been particularly successful, saying: “All eight units have been successfully let within a year. The success of the park has rewarded our faith in developing it speculatively.

“To fill the whole park within a year is just amazing. In our 40-year history, we have never experienced such a successful development in terms of the speed of letting.

“The location was a factor, of course. Newhall occupies an exceptional position at the top of the M606 to the south of Bradford city centre. The location is superb, arguably the best for industrial property in Bradford.”

Frank Marshall Estates are planning to roll out the Nano Park concept across West Yorkshire and have a number of sites lined up.

The next locations will be announced as planning is granted.

The marketing agent for Newhall Business Park is Jonathan O’Connor of Walker Singleton, while legal advice was provided by Simon Mydlowski of Gordons. Joint agents on the scheme are Eddisons Bradford which is headed by John Padgett.
