Construction of £1.6m homes development underway

Leeds developers have broken ground in the creation of a £1.6m collection of homes in a North Yorkshire village, designed to take green technology to new heights.

The Sycamores is a bespoke development of detached houses being brought to life at Melmerby, on the outskirts of Ripon.

Boston Spa-based developers Illuminating Investments have teamed up with the Ripon office of Linley & Simpson to launch to market the trio of four and five double-bedroom homes.

The homes are designed to appeal to the growing number of buyers keen to go back to nature, attracted to a property’s green credentials.

They are being built on the site of a former detached house that had fallen into disrepair on Back Lane, formerly known as Sycamore House. It has now been demolished to make way for the eco-friendly development.

To ensure long-term energy savings for both homeowners and the environment, developers have turned to Insulated Concrete Forms (ICF) as a stronger, safer and greener form of construction.

“It is an approach that delivers year-round warmth and comfort and future-proofs buildings against climate change – thanks to excellent insulation and an airtightness performance that is best in class,” said Linley & Simpson’s Director of Land and New Homes, David Waddington.

“It makes the most of the air source heat pumps that are being installed, instead of conventional gas or oil, to reduce heating costs.

“Bringing together all these home technology benefits can typically translate into energy bill savings of between 20% and 50%, potentially lower insurance premiums, and less maintenance.”
