Site of former reservoir to be used for housing development

A former reservoir site in South Yorkshire has been sold to a house builder.

Keyland Developments, the property trading arm of Kelda Group and sister-company to Yorkshire Water, has sold the former Warmsworth Reservoir site in Doncaster to Conroy Brook, which will develop the land under its Ben Bailey brand.

Keyland sold the 1.5 acre site with outline planning consent in place for a residential development of up to 23 homes.

Conroy Brook/Ben Bailey will be moving the development forward, having recently secured detailed planning approval for 19 homes.

The sale continues a long-standing relationship between Keyland and Holmfirth-based Conroy Brook, since the house builder was appointed as Keyland’s preferred partner under its Small Sites Initiative (SSI) in 2014.

The partnership led to the delivery of Forge View, an exclusive development of luxury homes in the Ranmoor area of Sheffield and the 2016/2017 SummerFord residential development in Ingbirchworth.

Most recently in 2017, Conroy Brook purchased a site from Keyland on Otley Road in Harrogate, North Yorkshire which has seen the development of nine luxury townhouses.

The former covered reservoir site in Warmsworth is approximately 4.5 km south-west of Doncaster town centre and is surrounded by a mix of commercial and residential uses including housing and allotment gardens.
