Up to 70 jobs created after warehouse sale

A 125,000 sq ft warehouse unit on the M1 corridor, in Barnsley, has been sold to Combined Independents (Holdings) Ltd (CIH), part of Euronics, Europe’s largest electrical buying organisation.

Maple 125 was speculatively developed in conjunction with Rula Developments with the support of Enterprising Barnsley and features 23 HGV spaces, 80 car parking spaces and fitted office accommodation.

CIH, a national group of independent retailers, which brings innovative electrical products to consumers via an omni-channel approach, acquired the site from Bramall Properties.

The group identified South Yorkshire as an ideal position to relocate and expand its distribution network, which is set to see between 60 and 70 new jobs for Barnsley.

Steve Scogings, chairman at CIH, said: “This is a significant investment for CIH on behalf of its members, but one that we are confident that it will be worth its weight in gold.

“It gives us exactly what we need as a business. We now have access to purpose-built, high-quality space in the right location to buy and hold more stock of our key product lines.

“This will help CIH members serve their customers in the right way, with speed, efficiency and to the highest possible standard.”

Jonathan Duck, of Bramall Properties, said: “Maple 125 is a prominent, high quality warehouse/manufacturing unit, in the highly sought-after 100,000 sq ft plus range, in an excellent central national location.

“The development demonstrated our confidence in the South Yorkshire market, our product, the location and the sale proves the appetite within the industrial and logistics sector for warehouse units of this size within the region and we were delighted to have concluded a sale ahead of practical completion.”

Rebecca Schofield, partner at Knight Frank in Sheffield and head of the Yorkshire industrial team, said: “Completion of the unit was perfectly timed given the strong increase in warehouse demand we have seen in the first six months of 2021.

“This reflects the increasing move online and this unit is perfectly placed to take advantage with great access to the M1 and the North and South.”

“Through our Local Plan, we aim to create 28,000 new jobs by 2033, and this will provide up to 70 excellent job opportunities within the borough.
