Central city site earmarked for major residential and retail development

A prime site in Sheffield city centre has been brought to the market with the opportunity to build almost 300 residential apartments and over 14,000 sq ft of retail space.

The 0.38 acre site, directly off Pinstone Street, is being sold by Savills.

It is being sold with reserved matters planning approval for a three building build-to-rent scheme comprising 25, 14 and four-storeys respectively. If this comes to fruition, it will comprise 298 apartments and 14,478 sq ft of ground floor retail space.

The land is currently occupied by a four-storey concrete clad office building, with retail units at the ground floor level. It will be sold with full vacant possession.

Matthew Jones, development director at Savills Leeds, who is marketing the site, said: “The opportunity to purchase this site ties in with the ‘Heart of Sheffield’ regeneration programme, which is comprehensively modernising the core of Sheffield’s city centre.

“The site itself is in a fantastic position: immediately surrounding it is a mixture of residential housing and commercial amenity offering a range of office and retail space which dates from Sheffield’s industrial origins through to contemporary developments.

“This, coupled with the work to revitalise the city centre, offers a unique opportunity for a developer to put their stamp on the future landscape of Sheffield.”
