Investor snaps up industrial and warehouse units

Industrial real estate specialist, Commercial Property Partners (CPP), has completed the sale of the Newhall Road scheme, in north Sheffield.
The self-contained terrace units at 218-228 Newhall Road were purchased by Chesterfield-based real estate investors, Holland Trinity Ltd.
The 21,381 sq ft property, most recently having been occupied as a single unit, is on a 0.85-acre site and comprises industrial and warehouse units with ancillary office accommodation.
Externally the premises have a dedicated yard and car parking areas with several loading bays to the rear.
Two thirds of the property will be occupied by SDL Minorfern, a family-run business of over 45 years which is a distributor of replacement parts for cars and vans.
SDL Minorfern, which also offers an extensive range of motor oils, garage equipment and consumables will be undertaking a refurbishment programme for the space.
The remaining 6,500 sq ft unit will become available to let following current redevelopment works.
CPP director Ed Norris said: “The sale of the Newhall Road scheme shows there is still strong demand for freehold commercial units in Sheffield and, further afield, across South Yorkshire.
“Purchasers and investors are still looking for those opportunities in locations with the right transport links and access to a skilled and available work force, two of Sheffield’s key strengths.”
The Newhall Road building is 1.9 miles from Junction 34 of the M1 and two miles from Sheffield city centre.
