24-acre site with approval for housing is acquired by developer

House builder, Redrow, has acquired 24 acres of land in Huddersfield, with planning approval for 277 homes.

In addition to the new homes, the development will also inject £4.7m of funding into the local community, agreed as part of the planning process through section 106 contributions.

The land at Bradley Villa Farm, off Bradford Road and Bradley Road, will feature a range of homes. There will be 222 private sale properties, including two, three and four-bedroom designs.

Affordable housing will make up a fifth of the development, with 55 affordable homes planned, including 14 available under Kirklees Council’s First Homes scheme.

John Handley, managing director for Redrow (Yorkshire), said: “The development will bring wider benefits for the community, with section 106 contributions delivering an economic boost for the local area.

“Our good mix of housing options, from two to four bedrooms, plus affordable homes, will meet strong local demand for high quality housing.

“Our energy efficient designs, which boast extremely high fabric efficiencies and air source heat pumps in place of gas boilers, should mean our homeowners enjoy lower utility bills.”

The section 106 contributions include around £2m towards primary and secondary education and early years childcare, more than £820,000 towards highways upgrades and almost £290,000 to improve Bradley Bar roundabout.

Almost £560,000 of the funding will benefit local public open space, while a further £575,0000 will be paid towards the reprovision of the neighbouring golfing and sports facilities.

More than £140,000 will be given towards sustainable travel measures and a £92,000 contribution towards bus stops will be paid.

Within the development itself, a hectare of the land will become public open space, for use by new residents and the wider community.

Redrow is due to start work on site this month and the first homes should be completed by late summer 2024. Homes will begin to go on sale in spring 2024.
