Planners recommend approval for 2.1 million sq ft industrial and logistics scheme

Proposals to deliver up to 2.1 million sq ft of industrial and logistics floorspace in South Yorkshire have been recommended for approval by planning officers.

Newlands Developments, which first lodged plans in late 2023, wants to build this 211-acre scheme on land off the A635 in Goldthorpe, to the south of Dearne Valley Parkway.

It estimates 1,349 direct construction jobs could be supported each month while the project is developed. And once the site is operational, it could accommodate 3,282 full-time-equivalent jobs.

A detailed planning statement accompanying the application explains: “The submission of this application aligns with the Government’s aim of building a strong and competitive economy.

“The proposed development will provide a high quality scheme delivering much needed employment floor space in a well-connected and highly accessible location in the context of both regional and national markets.

“The scheme will result in environmental, social and economic benefits through the creation of jobs, biodiversity net gain, and creating a development with sustainable transport links.

“It will generate significant employment opportunities offering high quality and skilled jobs in the logistics sector
which would contribute to rebalancing the local economy.”

Newland Development’s proposals will be considered by Barnsley Council’s planning regulatory board on 28 February.

Associate planning director at Newlands Developments, Edward Pigott, added: “Guided by the principles of the Goldthorpe Masterplan Framework, this project is designed to bring significant benefits to the local community.

“Key commitments include sustainable transport options such as electric vehicle charging and cycle parking, alongside a c.£0.4m investment to enhance local bus services.

“A further c.£0.65m will support upgrades to Hickleton and facilitate the Bypass project, with c. £0.9m allocated to improve bus stops and footpaths.

“The development prioritises environmental sustainability, delivering a minimum 10% biodiversity net gain, new wildlife habitats, and a 50-80m ecological corridor along Carr Dike.

“Over 650 trees and 6,500m of new hedgerow will be planted, supporting species such as willow tits and marsh harriers, with an additional c.£20k dedicated to skylark conservation.

“Commitments to renewable energy include PV panels, a BREEAM Excellent rating, and an ‘A’ rated EPC target, alongside energy-efficient design features such as recyclable cladding and maximised rooflights for natural daylight.”
