St James House hits market

A PROMINENT 11-storey office block in Sheffield, occupied by tenants including Turner and Townsend and IBM, has gone onto the market.
The 57,000 sq ft St James House, built in the 1960’s, has been brought to the market by Fox Lloyd Jones on behalf of administrators Ernst & Young.
St James House formed part of the Velocity Estates portfolio, which went into administration in 2010.
Dan Hodge, of Leeds-based Fox Lloyds Jones, said the building was 70% let and had remaining space available ranging from 1,000 sq ft to 7,500 sq ft.
“It really is a great building,” said Mr Hodge. “The good thing for anyone looking to buy this building is that it has an initial income of £390,000 a year.
“At some point in the future it could be something that’s ripe for conversion or redevelopment.”
Mr Hodge said St James House occupied a prominent position at Campo Lane and Vicar Lane and boasted 40 car parking spaces.
It features a central ‘core’ which Mr Hodge said could be developed.
Fox Lloyd Jones could not put a value on the building.
