Building Briefs: Carter Towler, Troy Mills, Eddisons, Thorncliffe Park

CARTER Towler, acting on behalf of a private landlord, has negotiated the sale of two office investments at Thorpe Park, Leeds.

Unit 2, Pentagon 1, 3355 Century Way is a detached two storey property of 6,000 sq ft where Humberside Police Authority occupy the first floor on a five year full repairing and insuring lease.

The ground floor is vacant and the building has been sold to BCS Design, which intends to occupy the vacant space themselves.

The second building is Unit 1, Pentagon 2, 4205 Park Approach. The ground floor is occupied by Adas UK on a full repairing and insuring lease until 2014. The building has been purchased by the tenants of the first floor, Dunne Building and Civil Engineering.

The prices achieved were close to the asking prices of £725,000 and £385,000 respectively.

LEEDS-based consulting engineers BSCP has moved offices and will be based in the newly refurbished Troy Mills premises in Horsforth.

BSCP are part of the GHA Livigunn Group.

Baxter Ireland, divisional director for BSCP, said: “BSCP have operated out of offices at Smeaton House, Holt Park, Leeds for over 35 years and in that time have established the business to what it is today. 

“In 2009 GHA Livigunn acquired BSCP upon the retirement of the two senior shareholders and since then has invested heavily in BSCP operations.”

THE Bradford office of chartered surveyors Eddisons has been appointed to market more than 40,000 sq ft of retail and office space in Shipley, near Bradford.

The portfolio includes Thomas Duggan House, a retail and office investment in the town centre, which is primarily let to Lloyds TSB and Yorkshire Building Society. Current annual rental income is £117,000.

Eddisons is seeking offers in the region of £1.45m, which reflects a net initial yield of 7.4%.  

Meanwhile, offers in excess of £695,000 are being invited for the Wellcroft Centre, which currently produces income of £58,800 per annum from tenants including Santander and Thompson Travel.

Eddisons is acting on the instructions of CBRE acting as joint fixed charge receivers.

RELOCATION and expansion activity has seen all industrial accommodation at a business park become 100% occupied.

Following two recent lettings of 16,500 sq ft to B. Braun Medical Ltd and 33,000 sq ft to UKayed Trade Solutions, industrial accommodation at Mountcity Group’s Thorncliffe Park Industrial Estate is now completely let.

Thorncliffe comprises 510,000 sq ft of office and industrial accommodation. The two latest deals were brokered by Knight Frank and DTZ.
