Building Briefs: Mawsons; Colliers; AWS; BAM

COLLIERS International’s Leeds-based parks team has sold Little Haven Holiday Park, a static caravan park situated in the popular seaside town of Chapel St Leonards. 

Jointly marketed by Colliers and GVA, the freehold property and going concern business sold, with a guide price of £900,000, to a private individual.

Set across around 5.55 acres and featuring a number of lakeside caravans, the park currently has 41 pitches and planning permission for a further 15 in addition to seven lodge units, taking the total to 63 potential pitches. The holiday park was established in the 1920s and underwent a full renovation in 2003 to include a brick built reception and a customer car parking area.

Richard Moss, head of UK parks agency, Colliers International, said: “Little Haven Holiday Park has been thoughtfully developed and landscaped with ornamental lakes, making it an extremely desirable business and holiday destination. The park benefits from strong pitch income and has further revenue potential, should the new owner decide to develop the additional pitches.

“The recent sale of Little Haven further demonstrates the high demand for quality parks of this type. This sale follows a succession of similar transactions, including Hawkswick Cote Park in the Yorkshire Dales and Upper Carr Holiday Park near York.”

COMMERCIAL property surveyors Mawsons has secured two recent retail lettings in Morley and Darlington town centres.

Unit 2 Windsor Court in Morley, which adjoins Morrisons supermarket, has been let to an expanding e-cigarette specialist company Free2Vape, which already operate retail outlets in Meanwood, Headingley and Littleborough.

The Lease was for a term of six years and the landlord was represented by Bailey Smailes in Huddersfield. Cohen Cramer acted for the tenant.

In Darlington, 33 Tubwell Row has been let to a continental deli business run by Catalin Chiricuta, which specialises in Eastern European foods.

The Lease for the 1,014 sq ft ground floor unit was for a term of five years and the landlord was represented by McCormicks in Harrogate.

Cameron Ritchie of Leeds-based Mawsons said: “These lettings are further proof that confidence in the market is steadily improving especially as both tenants have opened additional stores and are seeking to expand their respective business. We are confident that each unit will lend itself well to the ingoing tenant and provide an great opportunity for further growth.”

AGENTS AWS have concluded three lettings on the Wakefield Europort at junction 31 of the M62.

Apelson Electrical has taken the 14,760 sq ft Normandy Landings unit, a detached modern industrial property, on a 10 year lease on a full repairing and insuring basis at a rental of close to £5 per sq ft.

The transaction was concluded within a week of lawyers being instructed.

Meanwhile an 11,500 sq ft on California Drive has let to Enpac within two weeks of coming onto the market.

The tenant is a specialist manufacturer of eco-friendly soaps and detergents.

Finally, Unit A, Gilcar Way, a detached 20,000 sq ft unit built in the early 1990s was let to SpecFlue as part of its expansion programme.

SpecFlue is a specialist supplier of flu and chimney products for gas, oil and solid fuel systems.

“This deal was agreed and happened within days of our board going up”, says Nick Arundel at AWS. “The previous lease was coming to an end and we had to expedite an early vacation of the unit to effect this transaction. In effect the building was let before it was technically available.”

“These transactions prove there is strong demand for quality modern units and there is a shortage of supply,” he added.

ONE week before the Tour de France, a team of builders plan to cycle both openings legs in one go – 379km, 236 miles, and 26 hours on their bikes.

 

A team of cycle enthusiasts from construction firm BAM – behind buildings such as Leeds Arena, Headingley’s Carnegie Pavilion, and the restoration of the Leeds City Varieties – are doing the arduous cycle to raise money for Guide Dogs for the Blind.

 

BAM has three of its senior construction managers on the ride – behind projects for Bradford College, Rolls-Royce’s new blade casting factory in Sheffield, and Hull University’s historic library renovation.

 

 

 

Matthew Garnet, managing the historic remodelling of Hull’s Brynmor Jones library, Jason Pink, who is nearing the early completion of the new build at Bradford College, and Nick Howdle, who oversaw BAM’s work for Rolls-Royce and who will start work later on a new factory in Leeds for Airedale, set off from the company’s Thorpe Park offices tomorrow.

 

The three construction managers will be joined by Steve Thewlis, Jon Wilson and Russell Shaw, all from BAM Construction.
