Property in brief: Bilfinger GVA, Zetland Estates, Dacres Commercial

PROPERTY consultants Bilfinger GVA have been instructed to market a prime Leeds business district site.

17-19 York Place in Leeds is now open for lease or sale offers, and the 17,590 sq ft commercial site

Restructuring team senior director Andrew Foster at Bilfinger GVA’s Leeds office has been appointed LPA Receiver of the building which is already part-let.
It generates current total rental income of £82,660 per annum.

Matthew Tootell, director in Bilfinger GVA’s office agency team, which has been appointed to market the building, said: “17-19 York Place comprises a four storey self-contained office building that has been refurbished to a Grade A standard and we believe its sale will be of interest to a mix of investors, developers and owner occupiers.

“York Place is also perfectly located to benefit from the vast array of amenities Leeds has to offer, including nearby bars, cafes and restaurants, as well as being close to the Leeds retail quarter.”

Mr Tootell added: “This instruction is a further example of Bilfinger GVA’s multi-disciplinary approach and showcases both the breadth of services and expertise we offer to clients.”

RICHMOND businesses looking for divine inspiration – and superfast broadband – now have the option of setting up office in a former church.

The Zetland Square Business centre will be created by converting the building into six offices and will open this summer. It is being created by Randall Orchard Construction for Zetland Estates.

Lord Ronaldshay from Zetland Estates said: “We know from our experience at Aske that there is demand for small scale, quality office space in the Richmond area and I’m confident the Zetland Square Business Centre will enable local entrepreneurs to prosper and grow their businesses.”

Dacres Commercial has sold 8,058 sq ft of Regent Street residential space, which is already home to 240 apartments.

Leeds firm KMRE Group has acquired the ground floor units of the site on Skinner Lane, and already owns 2,000 sq ft of space at the site.

Matthew Brear of Dacres Commercial said: “Recent changes in planning legislation have made it much easier to transform former office spaces into residential units and it’s an area that growing numbers of forward thinking developers are currently exploring.

“KMRE Group immediately recognised the huge potential on offer at 20/20 House so we’re delighted to complete this sale and look forward to seeing the company’s plans come to fruition.”

Nic Neocleous, business development manager at KMRE, said: “20/20 House is a modern building, in a great location close to Leeds city centre and it’s already a popular place to live, with both owner occupiers and tenants.

“As a result, it immediately ticks lots of boxes and transforming the ground floor into high quality apartments is an obvious move.

“All the apartments have already sold off plan to our investor clients and will be managed by Niche Homes, which is part of the KMRE Group, and this demonstrates the strong appetite in Leeds for good quality, well-managed investment properties.”
