Harrogate business centre full following latest deals

A BUSINESS centre in Harrogate is fully occupied within 12 months of a major refurbishment scheme.

Ryden has signed up two tenants at 5 Victoria Avenue Business Centre on behalf of landlord CNG.  

The new tenants are Coles Solicitors and St James’s Place Wealth Management.
Coles took two suites extending to 852 sq ft on a five-year lease at £23,856 a year while St James’s Place signed for 372 sq ft on a two-year lease at an annual rent of £9,672.  

They join tenants including Impression, Millennia IT, Partnerwise, Bluestone 98 and Four Corners.

The refurbishment project carried out by Ryden’s Project & Building Consultancy team cost almost £140,000 and included creating high specification serviced office space and refurbishment of the communal WCs and kitchen facilities.

A shared boardroom was also developed as part of the renovation.

Dan Hodge, associate at Ryden, said: “Following our advice, our client took a proactive approach and invested money into refurbishing the business centre to create high quality serviced office suites.  Achieving 100% occupancy within 12 months of the renovation fully justifies my client’s investment into the property.”
