First new build offices in city this year go on market

THE FIRST new-build offices to be completed in Birmingham this year have been placed on the market.

Property developer Chord has released the 25,400 sq ft of new office space at 40 St Paul’s Square, in the city’s Jewellery Quarter.

The space is available on the ground and first floors of the mixed-use scheme overlooking the picturesque square and offers the biggest floor plates in the Jewellery Quarter.

Suites from 2,500 sq ft up to whole floors of 15,795 sq ft are available at a quoting rent of £18.50 per sq ft, with freehold packages also being offered.

GBR Property Consultants and Savills have been appointed to market the office space.

Associate director at GBR Mark Robinson said: “40 St Paul’s Square offers an equivalent specification to that found within the city’s established office core but is available in this unique location at a significant discount.

“The offices wrap around a central landscaped courtyard, designed by an award-winning Chelsea Garden Show designer, and overlook St Paul’s Square.”

The offices have a full Grade A specification, including air conditioning and raised flooring.

The commercial premises are accessed via a hotel-style lobby, with marble and granite wall cladding and there is a concierge and 24-hour access.

Underground parking is available on site and Snowhill Station and the Jewellery Quarter metro station are within walking distance.
