Developer submits plans for 66-bedroom care home

Nottingham-based developer Charterpoint and LNT Care Developments have submitted plans to Maldon District Council for a 66-bedroom care home at Westcombe Park, a garden suburb near Maldon in Essex.
The proposed three-storey facility will include en-suite accommodations, resident lounges and dining areas, a café, a reception area, staff facilities and 25 parking spaces—six of which will include electric car charging stations.
Designed to provide both general residential and dementia care, the care home is expected to create 50-60 jobs, with up to 24 staff members on-site at any given time.
It will feature ambulance and taxi drop-off points, a secure cycle store, and various sustainability elements like large glazed areas for natural light, low-energy lighting, high insulation levels, a ground source heat pump system and solar panels that aim to generate over 70% of the building’s energy needs from renewable sources.
The care home is part of the larger mixed-use development at Westcombe Park, a sustainable urban extension north of Heybridge, set across 418 acres.
Giles Nursey, MD of Charterpoint, said: “The proposed care home has been sympathetically designed to provide modern, high quality and sustainable care facilities and to fit in with future development at Westcombe Park. It features a pleasant landscaped setting and has good access to public transport, amenities and local services.
“In due course, it will benefit from new neighbourhood centre amenities as part of the wider Westcombe Park masterplan. Alongside LNT Care Developments, Charterpoint is very pleased to have submitted a detailed planning application for a care home on this site, which will be an asset to the local community.”
