New 33,000 sq ft Grade A offices could attract ‘biggest businesses’

Leicester’s latest Grade A office space could become home to some of the biggest businesses moving into the region as it nears its completion, according to local property experts.

The No.1 Great Central Square building sits within a mixed-use development alongside two newly-constructed hotels and public realm areas, providing 33,000 sq ft of Grade A office accommodation to meet the growing demand from businesses looking to move to  Leicester city centre.

The building will include five floors of office space once it opens later this year as part of the wider Great Central Square development.

Reg Pollock from property consultants APB Leicester, said: “We’re delighted by how the site has progressed in recent months and are excited to offer this iconic building to potential occupiers.

“The reaction to the site both locally and in the wider industry has been extremely positive, which is testament to the quality of the build, the fantastic facilities that will be available and, most importantly, the potential Leicester has as a location for employers.”

Renovated by Morgan Sindall Construction and Charles Street Buildings, the wider development will see the Great Central railway station converted into leisure and retail space, which has already attracted a tenant in Lane7 bowling.

Pollock added: “The city really is buzzing. Thanks to increased demand in both the business and tourism sectors, it is a prime location for regeneration of this type. Leicester is a great city to work and live in, with a host of international attractions and a huge talent pool for employers to draw from.”

The Great Central Square scheme will feature two major hotels – a Novotel with 154 bedrooms, executive rooms and suites, and the six-storey Aparthotel Adagio, which will offer 95 studio and one-bed apartments.

James Keeton of joint agents JLL, said: “No1 Great Central will be the highest specification offices built in Leicester to date, so it’s no surprise that occupiers will want to take advantage of the opportunity to move in once it is completed. The city is a great location for businesses and No1 Great Central will provide them with much-needed, premium quality office space.”
