Land deal to bring forward 150-home scheme

How the homes will look

Chesterfield housebuilder Avant Homes is set to deliver 148 homes at a new £35m development in Lincolnshire after buying 10.7-acres of land in Witham St Hughs.

Located on the former RAF Swinderby site close to the A64, the new development will be situated within the third phase of residential development as part of North Kesteven District Council’s proposed Sustainable Urban Extension to deliver 1,100 homes to the north of Witham St Hughs.

Planning was granted to Avant Homes for the 148-home development in March 2021 and will be named Merlin’s Point owing to the former history of the site and connecting the RR Merlin Engines, which powered the Lancaster aircraft.

The development will feature a collection of two-, three- and four-bedroom homes.

Groundworks at Merlin’s Point are due to start in the coming weeks with the showhome to follow in early 2022 and the first homes expected to be ready for occupation in March next year. The build is estimated to take approximately four years and of the 148 homes, more than 15% will be designated to affordable housing.

Avant Homes Central managing director, Stuart Rowlands, said: “Through the previous phases of the council’s Sustainable Urban Extension we have seen Witham St Hughs become a popular community to live for a wide range of buyers, so we’re pleased to have acquired the land to go ahead with our Merlin’s Point development.

“With groundworks set to commence in a matter of weeks we are very much looking forward to delivering 148 homes as part of the third phase of residential development at the site.”
