New details of a major regeneration scheme that could transform large swathes of Derby city centre have been revealed.

Wide-ranging proposals to rejuvenate the Eagle Quarter and Bradshaw Way Retail Park were originally unveiled by key figures at Derbion towards the end of last year.

In early December, it emerged that 1,250 homes could be built across the two sites, as well as new shops, offices and public space, as part of a masterplan developed by bosses at the retail and leisure destination.

Now, two separate planning applications have been submitted confirming the scale of the residential plans and revealing the extent of the project’s commercial and office dimensions.

Under the plans, 25,000 sq ft of commercial space would be built in the Eagle Quarter and 5,100 sq ft developed at Bradshaw Way.

Meanwhile, some 50,000 sq ft of office space could be created at Bradshaw Way.

The first phase of the proposed Eagle Quarter development forms part of the city’s Eastern Gateway scheme, which would improve public access to the city centre from Derby bus station and see a new entrance to Derbion opened up on East Street.

According to Derbion, the masterplan is designed to deliver a framework for longer-term development over the next 10 years “and beyond.”

A statement accompanying the planning application pertaining to the Eagle Quarter said the project would secure “the long-term future of this part of Derby city centre with the repurposing of under-utilised and outdated buildings”, making Derby “a more attractive option and compete with other regional centres.”
