Work starts on £3m Rochdale industrial development

A CGI of the proposed scheme

Northern Trust has confirmed that construction of its new 26,500 sq ft industrial development in Rochdale has commenced.

The new development at Sandbrook Business Park will add 11 workshop/industrial units and three hybrid business units.

The workshop/industrial units will be arranged in two facing terraced blocks with units ranging in size from 550-2,215 sq ft, while the hybrid/business units will be split into two semi-detached units of 3,250 sq ft and a stand alone unit of 5,164 sq ft.

The new development will complement Chorley-based Northern Trust’s existing ownership at the park which provides 18,454 sq ft of modern office accommodation, split into three detached two-storey buildings.

Mike Grindrod, director at Northern Trust, said: “Over the last 12 months we have seen strong demand for our industrial accommodation with record low void levels across the portfolio, which has underlined our commitment to expand the portfolio through new acquisitions and development.

“The commercial portfolio now extends to over eight million sq ft in more than 4,000 units and supports in excess of 20,000 jobs.

“The new development at Rochdale is the fourth site we have commenced work on in the last six months, and when completed will provide a range of high quality modern industrial units ideal for small and medium sized enterprises looking to set up or relocate to the area.”

Sandbrook Business Park is actively managed by Northern Trust’s in-house managing agents, Whittle Jones.

John Marrow, regional property director at Whittle Jones, said: “The offices at Sandbrook have always proved popular due the site’s easily accessible location at the end of the A627(M) and transport links to the M62. I am confident the industrial and hybrid/business units will prove just as popular.”
