Office building sold in £750k deal amid strong interest

Acting on behalf of Worsley-based Sentium, Canning O’Neill has completed the freehold sale of an office building on Cobra Court in Trafford Park to Rutherford Developments in a deal worth £750,000.

Located at 1 Adbaston Road, Sentium had owned the 4,207 sq ft two-storey building since it was constructed in 2006, having bought it from the developer.

The building forms part of the popular Cobra Court development, located on Barton Dock Road, close to the Trafford Centre and giving immediate access to the M60 at junction nine.

Liam Ferguson, from Chorley-based Rutherford, said: “The building was purchased to be the northern presence for Kindred Consulting, a London-based strategy consulting firm.

“It will also provide excellent offices and client training facilities for the newly-launched Manufacturers Network, which provides high level manufacturing consulting and training. We were very attracted by the location, parking facilities and pristine condition of the facilities.”

Conrad O’Neill, director at Canning O’Neill, said: “Canning O’Neill were appointed to market the building at the end of March 2021.

“It is the first building to be offered for sale with vacant possession at Cobra Court in some eight years and, as expected, we had a great deal of interest.

“The sale to Rutherford was completed in June, just 12 weeks after we were appointed.

“This shows that, despite the impact of the pandemic, demand for well located, high quality, freehold office buildings remains very strong.”

Rutherford was unrepresented in the transaction.
