Women’s fashion e-tailer takes HQ-style building on M60 Office Park

Maple Court

Prime Property Consultancy has let the whole of Maple Court, a detached modern HQ-style building within M60 Office Park, to Manchester women’s fashion e-tailer, In the Style.

In total, Maple Court comprises 23,500 sq ft over ground and two upper floors.

The building has been fully refurbished to Grade A standard.

The letting comes ahead of the opening of the park’s new amenity facilities by Salford City Mayor Paul Dennett on September 30. The park now has an on-site café, operated by Liverpool-based Bean, a state-of-the-art gym, showers, changing rooms and secure cycle storage.

Adam Frisby, founder and CEO of In the Style, said: “We considered various alternatives for our requirement, but M60 Office Park was the stand-out in terms of location, the quality of space, motorway access, amenity and onsite parking.”

Imran Younus, commercial director of Manchester-based Prime Property, said: “The investment we have made is paying dividends, with 70% of the park now let. Occupiers really appreciate the environment we have created.”

The development’s leasing agents are Rob Yates of Cushman & Wakefield and Richard Wharton of JLL.

Yates, partner at Cushman & Wakefield, said: “The number of occupiers secured at M60 Office Park during the pandemic is testament to the quality of the offer created by Prime Property.

“We are in discussions with a number of occupiers for the remaining space. As the market recovers and occupiers bring their staff back into an office environment, we are seeing demand from companies seeking quality workspace in a pleasant environment at a competitive rental.”

He added: “M60 Office Park ticks all the boxes.”

The last remaining suites available at M60 Office Park range from 2,000 sq ft through to floorplates of 7,500 sq ft, and the last whole building of 23,500 sq ft.

Ray Smith and Emma Nimmo, from Kuits Solicitors, acted for the landlord on the letting.
