Prime Property Consultancy has secured a third tenant for Speke office development Aviation House, meaning the entire building is now fully let.

Pinnacle Group, a mixed-tenure housing management provider, has signed a 10-year lease for 5,686 sq ft on the second floor.

The company will join current tenants Keepmoat Homes and Tyrenet.

Aviation House is a refurbished Grade A office development with attractive landscaped surroundings, located at Estuary Business Park, close to Liverpool John Lennon Airport.

Matthews & Goodman acted on behalf of the landlord, Manchester-based asset manager Prime Property Consultancy, to dispose of the space. Lynn Haime, national business space partner at Matthews & Goodman, said: “Reaching 100% occupancy at Aviation House is a fantastic result for our client. With its strategic location and excellent nearby amenities, the development perfectly delivers to Pinnacle Housing’s brief.”

Paul de Kock, head of projects, Pinnacle Group, said: “Pinnacle is very excited to be moving in to Aviation House in the Estuary Business Park.

“After considering numerous options in the local area, we found Aviation House to be best suited for our new operational base in the North West.

“The excellent transport links, accessibility and overall location, topped with a modern, efficient building, were key factors in our decision making.”

He added: “It was great working with Prime Property Consultancy, who share our vision for an efficient office space and reducing our impact on the environment by also installing EV charge points to help us manage our new EV fleet planned for this office.”

Imran Younus, commercial director for Prime Property Consultancy, said: “We are delighted to have secured such a high profile tenant that will complement our existing occupiers in the building.

“Our business is going from strength to strength in what is a challenging market.”

Laurie Thomasson, of SpacePoint Real Estate, acted as agent on behalf of Pinnacle Housing, and said: “After a thorough and comprehensive search around Liverpool, Aviation House met Pinnacle’s brief well.

“We were able to quickly negotiate good terms with Imran and his team. Everyone pulled together to conclude in a very timely, and surprisingly smooth, manner.

“Refreshing when the market has been sticky. A great building for a great tenant.”

Avison Young and Hitchcock Wright acted as joint agents with Matthews & Goodman. Ray Smith, at Kuits, acted for the landlord on the lease.
