Industrial estate brought to market as part of Carrington Estate development

Wain Estates is selling a 16-acre multi-let industrial estate at the heart of the region’s motorway network.

The Warrington-based company is inviting offers for Carrington Gateway, which comprises six units offering a total of 211,283 sq ft.

Its sale will fund phase 2 of the Carrington Estate, one of the largest regeneration projects in the UK which will become a major industrial, commercial and residential hub of national significance.

Completed by Wain Estates in August 2020, Carrington Gateway was designed to meet the highest environmental standards now demanded by occupiers, offering Grade A accommodation rated BREEAM ‘very good’ in an attractive landscaped setting.

Wain Estates property director, Paul Wrigglesworth, said: “Carrington Gateway has attracted high quality tenants since completion and the demand for exceptionally specified industrial space, with easy access to the motorway network continues to be very strong.

“The sale is a strategic move for Wain Estates and will support our ambitious plans for Phase 2 of Carrington Estate which will see more environmental improvements and development as we continue to unlock the huge potential of this important site.”

He added: “This is an opportunity for someone to invest early into this large scale, long term regeneration project.”

The Carrington Estate comprises approximately 1,665 acres and will provide a mix of industrial, logistics, manufacturing, office and residential development, alongside new community facilities.

The current masterplan allows for a total of five million sq ft of commercial accommodation and 5,000 residential units.

The first phase received detailed planning permission in 2018 to deliver up to one million sq ft of commercial space, alongside 595 residential units and work on new homes is already under way.

Subject to a planning application due to be submitted by Trafford Council, the development will be complemented by the Carrington Relief Road, which will run through the subject property and further improve road connectivity and motorway access.

The council has recently undertaken a public consultation and identified a preferred route of the road and is targeting autumn 2027 for its opening.
