£50m of contracts pile up for Bardsley

BARDSLEY Construction has secured contracts worth a combined total of almost £50m with property developer X1 after being appointed to construct apartments at X1 Aire in Leeds.

Bardsley, which has 200 staff in offices in Manchester and Leeds, has been awarded six contracts by X1 – the latest a £13.85m scheme for 147 one and two-bed apartments in three blocks of between five and 13 storeys with office space, residents’ gym and basement and ground floor car park.
 
Work is due to start on site soon, with the scheme due for completion in May 2017.

The five contracts previously awarded to Bardsley by Liverpool-based Developers, X1 included a £13.6m scheme to construct 140 apartments at X1 The Exchange in Salford Quays, due for completion in April 2016.

There is also a £7.6m scheme at X1 The Edge in Liverpool to build a student accommodation block providing 231 student beds centred around 38 cluster kitchen and communal rooms, with residents’ gym and support facilities.

Also a £6.7m scheme to redevelop the Grade Two listed X1 former Salford Town Hall and Magistrates Court building as 125 one and two-bed apartments with roof top extension for further living space, a residents’ gym and retail space and a Manchester office for X1 has also been awarded to Bardsley.
 
Other projects include £4.7m 160-bed student accommodation block at X1 Arndale House, Liverpool and a £3.45m scheme to construct a five-storey, 109-bed student development at X1 in Salford.
 
Adrian Rooney, regional director for Bardsley Construction Yorkshire, said the X1 Aire development would help meet the rising demand for accommodation and contribute to the expanding city centre living environment.

He said: “Our ongoing and burgeoning partnership with X1 Developments allows us to provide a vibrant mix of new build and redeveloped student accommodation, residential and commercial properties spanning the length of the M62.”

Melissa Green, operations and regional director at X1, said: “Following the success of our previous five contracts for Bardsley Construction we’re now looking forward to working with the firm to provide high quality accommodation for young professionals at X1 Aire, East Street, Leeds.”

Meanwhile, Bardsley Construction has secured a further contract with City West Housing Trust to construct a state-of-the-art £6.5m extra care facility in Walkden, Salford.

The scheme at the location formerly known as Ninian Gardens – to be renamed Bourke Gardens – was won via the City West Framework and will provide a three-storey extra care facility with 56 apartments and associated communal facilities.

Work has just started on site with the project – designed by John McCall Architects – due to be completed in October 2016.

This facility is the second such scheme to be built by Bardsley for City West, a ForViva group member which owns 14,600 homes, following the completion of a 66-bed complex at Amblecote Gardens, Little Hulton, West Salford.

The scheme opened in September 2014 and formed part of a wider £13.2m scheme to also provide 73 affordable family homes and five bungalows for older people.

Other key projects undertaken by Greater Manchester-based Bardsley for the housing trust include a £3.5m contract to create 35 affordable homes as part of the Barton Village regeneration scheme in Salford.

The first and second phases of the scheme are due for completion in January 2016, with phase three due to start later this year.

ForViva director of investment and regeneration Nigel Sedman said: “We are very pleased to be working again with Bardsley on the Bourke Gardens project, which will be our second extra care scheme delivered through this partnership and provide customers with much needed high quality extra care accommodation.”

City West has also recently won planning permission to provide 103 homes on the site of the former Salford City Reds rugby stadium.
