Plans tabled for £35m build to rent scheme

PLANS by Developer Mulbury for its second build to rent scheme in Manchester city centre have been submitted.

The £35m development of 145 apartments would be built on a 0.24 hectare site at the junction of Blossom Street and Great Ancoats Street.

The proposal is for two separate eight-storey buildings which would provide a mix of one, two and three-bedroom apartments, ground floor reception and concierge areas, about 6,000 sq ft of commercial space, and car parking and cycle spaces.

It has been designed by Tim Groom Architects with planning advice provided by Deloitte Real Estate. The planning application follows consultation with Manchester City Council, Historic England and Places Matter to ensure the development is in context with the Ancoats conservation area.

James Alderson, head of Mulbury City, said: “This site is in a great location to provide high-quality city living on the doorstep of the Northern Quarter. We believe it will contribute enormously to the ongoing resurgence of Ancoats as a vibrant city centre neighbourhood.”

The scheme will regenerate a partially vacant and under-utilised site that currently houses a derelict electricity substation and surface level car park. The 145 proposed units are made up of 49 one-bedroom apartments, 95 two-bedroom apartments and one three-bedroom apartment.

All apartments will have floor-to-floor glazing to allow uninterrupted natural light into all rooms, while bedrooms will be of similar sizes to appeal to individuals looking to share an apartment. They will meet the recently adopted London Design Guide Space Standards.

The larger apartment building, Block A, is bounded by Great Ancoats Street, Blossom Street and Gun Street, while Block B is bounded by Gun Street, Blossom Street and Henry Street.
 
Mulbury recently announced a funding deal with M&G Real Estate for its first PRS scheme – a £27.6m scheme of 135 apartments in the Northern Quarter, just across the road where Port Street meets Great Ancoats Street.
