Property In Brief: Construction of business park gets underway; MCS Group completes 50,000 sq ft warehouse; and more

Construction work at a new Birmingham business park is underway with steelworks in place to deliver the first pre-let warehouse alongside 77,000 sq ft of speculative multi-let warehousing.

Commercial agents Harris Lamb have been appointed to market the 19-acre Mucklow Park development in Tyseley, where Decora Blinds has been secured as the first occupier at the site with the agreement of a pre-let on a 58,000 sq ft unit.

Neil Slade, director, said: “There has been a lot of buzz locally about this park as Mucklow sets out to address the industrial stock shortage in the region. The developer is committed to delivering high-specification warehousing and manufacturing facilities in the heart of the Midlands and the speed that things are progressing at is testament to that.

“Mucklow Park will deliver a phase of new units from 5,000sqft to 15,000sqft this coming Autumn, where we are able to bolt units together to create up to 30,000sqft.

“The scheme also offers design and build opportunities ranging between 50,000 and 110,000 sq ft.  With access to a power capacity of more than 5MVA, excellent local and national transport links and a large labour pool, we expect to capitalise on the dearth of alternatives in the region and we are already seeing further enquiries for space.”

Harris Lamb is joint agent for the site alongside JLL.

West Midlands-based construction contractor MCS Group’s development of a 50,000 sq ft warehouse/distribution unit in Milton Keynes has reached practical completion.

MCS Group has delivered the Optima 50 unit on time and on budget at Garamonde Drive, Wymbush, on behalf of Coal Pensions Properties.

Warwickshire-based MCS Group also completed Optima 20, a 20,000 sq ft unit, at the same site.

Both units were pre-let.

Tim Perkins, group construction director at MCS Group, based in Claverdon, said: “This has been a great project and we’re delighted to be able to hand both units over to Coal Pensions Properties ready for their new occupiers to move in.”

He added: “We believe there is a major opportunity for us to establish ourselves as one of the leading main contractors in the sector and in 2019 we expect to deliver more than 1.5 million sq ft.”

Contractor Novus has secured three new refurbishment contracts with housing association Bromford totalling £16m, which will see it complete work at a 200-home estate in Wolverhampton.

The contracts include a £12m programme of roofing upgrades across Bromford’s portfolio in the Midlands and South West.

Novus expects to refurbish more than 350 roofs a year under the five-year deal and will be completing works on a 200-home estate in Wolverhampton and supported housing schemes in Lichfield over the first 12 months.

The project, which was awarded following a competitive tender process, is an extension of Novus’s six-year roofing contract with Bromford.

Lee Hartley, director at Novus, said: “Bromford is one of many long-standing relationships we have in the social housing sector. We provide local support through our network of offices but, as a national contractor, can provide scale to deliver projects quickly across multiple territories while ensuring the same high-quality standards.

“We’re proud of our ability to retain major clients like Bromford for more than a decade. We’re quick to understand how these organisations work – their stock and what their customers expect – so that we can become an extension of their team. In addition, our commitment to volunteering and providing added value initiatives helps to transform lives beyond the improvement works to housing stock.”
