A planning application to build 440 build to rent (BTR) apartments and a 230-bed hotel in Birmingham city centre have been given the green light.

The Square comprises two residential buildings – a 35 storey building fronting Broad Street and a six-storey building on Ryland Street, as well as an eight storey hotel building arranged around a central courtyard space.

Existing buildings will be demolished to make way for the scheme.

The development has been given the go-ahead despite concerns raised by planning chiefs over its affordable housing provision of just 1%. A motion was passed for the figure to be reviewed after a year with the potential for up to 35% to be provided.

Birmingham-based Taylor Grange Developments is behind the scheme, which has been designed by architecture practice Corstorphine & Wright.

Corstorphine & Wright. said: “We’re delighted to announce that TheSquare has become our tallest consented scheme to date, following planning approval.

“The Square will set a new landmark for a purpose-built residential community, providing unrivalled levels of communal spaces to support residents’ lifestyles. As a team we felt really strongly that we were developing something unique with this scheme, and a design that will provide a really fantastic place to live, work and play in the city centre.”
