York’s latest office build creates stir

LAMBERT Smith Hampton (LSH) and Lawrence Hannah have been appointed joint agents for York's largest city centre office development in a decade.

Apollo House, which sits on the edge of the historic city, forms part of the 60,000sq ft Heworth Green development fronting the new James Street Link Road.

Offices are available at a rent of just £16 per sq ft and are already attracting considerable interest from prospective tenants.

Robin Beagley, head of agency at LSH Leeds' office, said that the development was extremely important for the York office market as there has historically been very limited speculative development in the city

“It''s just a short walk from the city''s pedestrianised retail centre, and is close to the Sainsbury's superstore and the new Foss Island retail,” he said

“Apollo House is also the only building offering true Grade A office space in York. This is an opportunity for York businesses to occupy space that will be on par with the best office space available in Leeds, Manchester or indeed any major regional centre in the UK.””

As well as open plan floor plates of 20,000sq ft over four floors, there is on-site parking both at ground level and within a secure basement.

Features include a combined heating and cooling system with an integrated heat recovery system to reduce running costs, a full access raised floor, 2.7 metre suspended ceilings, two passenger lifts, and toilet and shower facilities on all floors.
