Plans submitted for major commercial development

Plans have been submitted to develop land next to the M18 in Rotherham into a commercial scheme topping more than 721,500 sq ft.

 

Stretton Denman is seeking full permission and outline permission for buildings, landscaping and site infrastructure for the development on a 38-acre stretch of land off Cumwell Lane in Hellaby which is currently agricultural land.

The firm said that based on the maximum capacity of the proposed development, the proposals had the potential to deliver 1,119 full time jobs.

Stretton Denman is looking to develop a 602,779 sq ft shed with an adjoining 51,667 sq ft office building and a 64,029 sq ft shed with an adjoining 3,100 sq ft office building. The buildings would be used for storage or distribution purposes.

The buildings will range between one and three storey offices and warehouses would typically reach circa 24m in height.

The  application states: “The indicative layout has been designed to have one central HGV access point with a gatehouse allowing access into the larger site, this then creates a clockwise travel direction for HGV’s, around the large unit.

“Ancillary facilities are located on the route including parking, fuelling and washing facilities. Two separate car access points are at opposite ends of the site. Currently one for each unit.”

A decision on the plans will be made by Rotherham Borough Council.
