Planners receive proposals to build more than 250 homes

A developer has applied to build 252 houses on a 7.6 hectare site at Chidswell, near Dewsbury in West Yorkshire.

Barratt Homes wants to construct the properties on fields off Owl Lane, and has submitted proposals to Kirklees Council.

The firm notes that this site is already allocated for residential development within the Kirklees Local Plan.

Its planning agent notes: “The site is located within a sustainable location and is well located in terms of accessing jobs, shops and services via non-car modes of transport.

“It lies only 2km to the east of Dewsbury Town Centre and the number of services and facilities it provides.

“The dwelling mix of the proposed development is as follows: 60 two bedroom homes; 133 three bedroom homes; and 59 four bedroom homes. The submitted planning layout identifies the delivery of 50 affordable properties (20%).

“The affordable homes will be indistinguishable from the open market units by having the same appearance and
finish and being built from the same materials as the market plots.

“With regards to scale, all of the homes delivered within the development will be two storeys high.

“Overall, the development proposals provide a housing mix that will deliver a sustainable community for first-time buyers, couples and families.”

The developer’s planning statement says public open spaces and landscaping works will form part of the residential scheme.

And it adds: “Subject to the approval of the planning application within the next six months, it is currently envisaged that first dwelling completions on the site will take place in the monitoring year 2020/21.

“It is anticipated that the development will deliver a yield of up to 35 homes per annum.

“The development proposals can deliver a number of social benefits to Chidswell within a seven-year period, alongside making a significant contribution to the council’s ongoing five-year housing land supply and housing delivery test requirements.

“Overall, the development will deliver much needed new homes and will meet the Government’s social objectives of sustainable development.”
