Developer announces second phase of student accomodation scheme

Property developer Integritas Property Group (IPG) has completed the sold-out first phase of its Bijou residential scheme in Laisteridge student village, Bradford.

The project’s primary phase saw the complete refurbishment of a dated two-floor student accommodation block into 46 contemporary studio apartments, with residents of the building also having access to bicycle storage, a retro arcade room and mini cinema.

The North West-based developer has also confirmed the second phase of the project which will see an upward extension to the current building begin next month.

A new planning application is currently in with Bradford council for the construction of a further 53-units on top of the existing two floors, with the developer expecting approval due to the growing demand for student accommodation in the local area.

In order to ensure minimal disruption to current residents, a bespoke scaffold design has been proposed to ensure the building remains watertight until the new roof is constructed.

Mitchell Walsh, managing director of IPG, said: “Given the strong student presence in Bradford, it’s not surprising that Bijou has proven incredibly successful with investors.

“This is a unique and an innovative project which will further enhance an existing successful scheme, for which the quality of accommodation provided will far outweigh the construction challenges.

“Our development team have worked tirelessly with the intent of reducing disruption to existing residents to an absolute minimum.
We’re pleased to be handing over the first phase of work on time, and we are excited to start the next part of the project next month.”

Bradford which was recently announced as the 2025 UK City of Culture has a reported economy worth over £9.5 billion, and as one of the UK’s cities with the youngest population and benefiting for investment including £84 million to improve the University of Bradford facilities, IPG claim they remain confident that demand will be strong from investors who were able to acquire a luxury studio apartments for £69,950 and benefit from an immediate seven per cent net rental income.
