Consent secured for 60-bed care home and sports pitches

A 60-bed care home is to be built on the former Lime Trees mental health facility, in York.

Yorkare Homes has secured planning permission to develop on the site in conjunction with NHS Property Services and York Sports Club. JLL acted as planning consultant.

The site has been vacant for two years following relocation of the Trust’s National Deaf Child and Adolescent Mental Health Service to Haxby Road.

The redevelopment will deliver a new 60-bed care home built by Yorkare Homes, a Yorkshire-based builder, and will create at least 75 new jobs ranging from specialist nurses to carers.

Yorkare Homes will gift land to York Sports Club as part of the development to meet its need for additional playing spaces for its youth and women’s teams.

The works will enhance the quality of the existing pitches and see new pitches dedicated to the club’s girls, boys and women’s teams and warm up pitches for senior players.

Joanna Gabrilatsou, regional head of planning at JLL, said: “The care home will demonstrate excellent use of a brownfield site, delivering sustainable development within the inner ring road and addressing the need for elderly care and sports pitches for the local community.

“We’re proud to have supported Yorkare Homes in its efforts to get the application approved and look forward to seeing the benefits it brings to the community in the years to come.”

Laurence Garton, development director at Yorkare Homes, said: “This is an excellent opportunity to redevelop one of the most exciting sites we have seen in years.

“By retaining a 2.5-acre site we’ll be able to allow residents and visitors alike to enjoy woodland walks and invest in environmental and ecological improvements going forwards.

“We are looking forward to starting work on the development and welcoming our first residents in 2025.”

Yorkare and York Sports Club plan to start development in early summer 2024 with a £15m investment.
