High-spec office suites launched in Leeds city centre

A SERIES of office suites for small businesses are being created as part of a multi-million pound investment at Pinnacle Leeds, the city centre’s tallest office and retail building.

The five office suites, to be known as mailto:Suites@Pinnacle%20will range in size from 300 sq ft to 2,500 sq ft and are being created with the refurbishment of the eighth floor of the 20-floor tower at Albion Street-based Pinnacle.

Suites@Pinnacle is the latest new feature created in the £6m continuing refurbishment which has already included extensive modernisation of office space and communal areas, new lifts and replacing the roof-based chillers to improve the air conditioning.

The new suites, which are expected to be ready by the end of this year are designed for a wide range of SMEs, including those in professional services; advertising, design, research and IT, and will be available to lease from £23 per sq ft.

In another part of the refurbishment, the 5,100 sq ft Floor 15 has been totally stripped out to create a ‘blank canvas’ to give potential occupiers the freedom to select their own fit out to meet their needs.

The floor became available after transport design solutions business, Steer, Davies & Gleave, relocated to Floor 5 after its refurbishment as part of the investment programme.

Purchased in 2011, Moorfield Group acquired West Riding House on behalf of the Moorfield Real Estate Fund ll and has worked alongside Holbeck Land in achieving the comprehensive refurbishment.

Speaking for the partnership between Holbeck Land and Moorfield Group responsible for Pinnacle, John Barraclough of Holbeck Land says: “Small business principals may walk passed Pinnacle and think that we are interested only in large enterprises with big space requirements.

“However, we know that small businesses are the backbone of the economy and merit as high specification offices as their larger counterparts. We are creating Suites@Pinnacle as an innovation which allows SMEs to become part of a business and retail community in a highly prestigious building with the best views in Leeds city centre.

“We have stripped out floor fifteen to give prospective tenants the freedom to fit out their offices as they wish as part of our flexible approach to meeting their needs at a time of increasing business individuality.”

Among other Pinnacle office occupiers are Optimisa Research, re-structuring and recovery business, FRP Advisory; actuaries, Barnett Waddingham; highway consultants, Steer Davis Gleave, and HM Courts & Tribunal Service.

Retail and leisure tenants in Pinnacle Podium include Joy, Superdrug, Moss Bros, Next, Pret a Manger, Wish, Greggs, Roxy Lanes and Tesco Express.
