In brief: CPP, Loxley Homes, Joseph’s Well, Gregory Projects

PROPERTY consultancy Commercial Property Partners (CPP) has secured an asset management instruction for a 1,250,000 sq ft multi-let property portfolio in south Yorkshire.

CPP will provide asset management and agency services to a fund managed by London-based Clearbell Capital which specialises in UK property investment, development and asset management.

The sites include the Davy Industrial Park and Parkway Works in Sheffield, the Hutton Business Park in Rotherham. The combined portfolio has more than 50 tenancies and an annual rent roll around £3.5m.

Matthew Fitzgerald, partner and head of property and asset management at CPP, said: “It is great to be working on such a diverse portfolio of Assets. Clearbell is an entrepreneurial fund manager and we are excited to be working with them on such a wide ranging and prestigious instruction.”

HOUSEBUILDER Loxley Homes, part of the Prospect Property Group is set to build 10 new homes in the North Yorkshire of Hunsingore, between Knaresborough and Wetherby.

The firm has applied for planning permission for the brownfield site, formerly the base of Goughs of Hunsingore, a closed farm machinery dealership.

Harrogate-based James Elliott of Aspect Architecture, who designed the scheme said: “If we get the go ahead, we hope that the new homes in Hunsingore will go some way towards addressing the chronic shortage of housing in the area.”

A public meeting to outline the plans was held in the village in January and a decision on the application is expected by November 2015.

Jonathan Raistrick of Loxley Homes added: “Goughs was a renowned family business that had been selling farm machinery for three generations, and was something of an institution in the local area, so we’re really pleased that the site now has the chance of providing a positive legacy for the village in the form of much needed new homes.”

SIX deals have been secured at Joseph’s Well, the central Leeds office space which has recently undergone a major refurbishment.

The 156,000 sq ft five-storey building in Westgate, which was originally built for Leeds clothing magnate and MP Sir John Barran, was revamped by Leeds-based property company J Pullan & Sons.

Five new occupiers have relocated to Joseph’s Well, while one existing tenant has increased their space within the building.

The new occupiers are the Enviromental Consultancy Ltd, part of the RPS Group, who have taken 2,584 sq ft; Shelter, the homeless charity, who have taken 618 sq ft; recruitment consultants Cardea Resourcing Ltd, part of the Barker Ross Group, who have taken 1,159 sq ft; The Consulting Consortium, who have taken 5,000 sq ft in four office suites; and solicitors Heslop and Platt, who have taken 700 sq ft.

Meanwhile the Leeds Older People Forum has expanded from the suite of 800 sq ft in Joseph’s Well to a suite of 1,448 sq ft.

THE first phase of Gregory Projects’ retail project in Rotherham has completed.

The site will house tenants Aldi, Iceland and Home Bargains. They are now on site fitting out at the 50,500 sq ft development set for a September opening.

Gregory has also secured deals with Pizza Hut and Barnardo’s to take the remaining units.

Development is underway for the second and final phase comprising 9,400 sq. ft. of space with 4,400 sq. ft already pre let to Formula One Autocentres.

Richard Tovey, director at Gregory Projects (part of the Gregory Property Group) said: “We are pleased to reach completion of the first phase, allowing prime tenants to fit out and open in time for the run up to Christmas. This project has proved to be a major success where we have managed to pre-let 90% of the space well in advance of completion. This is testament to the quality of the location and the need for a new range of discount shopping options for the Parkgate community. We have just one 5,000 sq. ft. unit remaining with strong interest.”

The Leeds office of Bilfinger GVA has advised Gregory on the pre-lettings and is marketing the remaining accommodation in conjunction with the Sheffield office of Knight Frank.

Forward funding was secured from Bramall Properties Limited and Sheffield-based JF Finnegan is the main contractor.
