Land deal paves way for 180-home residential scheme near Alfreton

Plans to build 180 new homes in Somercotes have taken a step closer after a plot of land in the village was sold at the second time of asking.
Miller Homes has purchased a 17-acre development site in the village, paving the way for the proposed development to begin two years after it received planning. The land was previously put up for sale in 2021 but a deal failed to materialise.
Gladman Developments and the landowner worked in partnership with Miller and Savills to promote the site via the planning process, with Savills’ Nottingham development team completing the disposal.
Ann Taylor, director of the agency team at Savills, said: “We are really pleased to have completed this sale on behalf of our clients. All parties collaborated to ensure an efficient transaction which highlights the confidence we continue to see in the East Midlands land market. The sale of this site will ensure the delivery of much needed new and energy efficient housing stock in the area and over £1m of S106 contributions towards education, travel, play areas, sports and youth facilities in the immediate area.”
Tom Roberts, land director at Miller Homes, added: “We pride ourselves in carrying out extensive upfront due diligence, which on this occasion has enabled all parties to move forward to complete the sales process within the agreed timeline. We have now submitted our reserved matters application and anticipate starting on site in the second half of 2023 to deliver a mix of 2, 3 and 4 bed homes, that will in part help address the housing shortage in the area.”
The landowner was represented by Charlotte O’Loughlin of Shakespeare Martineau, while Ryan Ferguson, partner at Gateley Legal, represented Miller Homes.
