Rutland leisure resort up for sale for £10m

A country house hotel in Rutland is up for sale for an asking price of £10m.

The Barnsdale Hall Hotel, on the banks of Rutland Water, is being marketed by Knight Frank.

Barnsdale has hosted a number of English aristocrats, including the Duke of Windsor, during its time as a hunting lodge. The hotel has 55 acres of grounds and gardens with 66 guest bedrooms, 31 lodges, and 18 apartments.

The venue also includes four bars and restaurants, spa facilities, and 11 function suites, as well as a swimming pool, squash and tennis courts, and an air conditioned studio and gym.

“All leases expire in August 2028 and vacant possession will revert to the incumbent freeholder giving them an additional 113 bedrooms from which to generate additional revenue and enable the new owner to reposition the business.

“The site also has planning permission to construct an additional 36-guest bedrooms and nine-staff bedrooms.”
