Land deal set to bring forward almost 200 houses at Castle Donington

A 19-acre Castle Donington site has been sold to local housing developer, William Davis, Homes for an undisclosed sum.

The 183 housing plots form part of a larger ongoing project which was initially a joint development with Miller Homes, a project that Clowes Developments founder, Charles Clowes, embarked upon many years ago.

The wider scheme is a culmination of a land assembly that has taken place over several years between the two companies. Planning was obtained for 900 houses and 350,000 sq ft of mixed commercial uses, plus associated green spaces and a new primary school. The site also provided an £11m relief road that surrounds the village of Castle Donington to aid with the congestion that the village receives frequently.

The residential part of the site was split between Miller Homes, Redrow and Clowes Developments with Clowes selling its share of residential plots to William Davis Homes on in November 2020. Gateley provided legal advice on the deal.

Thomas Clowes, land and planning surveyor at Clowes Developments, said: “It has been fantastic to carry on one of our former chairman’s projects that he began working on many years ago. It has been a pleasure to deal with a local and well-established company such as William Davis and hopefully this is the first of many.”
