Property firm begins refurbishment at East Midlands industrial park

Property investor Hortons Estate has started work on the first phase of refurbishment at an industrial estate in Northamptonshire.

The Saxon Park facility, on Great Folds Road in Corby, is undergoing a renovation that includes the installation of fresh cladding, the addition of three dock-level loading doors, two access doors, and the incorporation of ground-floor office space.

DTRE and TBD Real Estate have been appointed joint agents at Saxon Park.

Located within the Oakley Hay Industrial Estate, it spans approximately 19.8 acres and became part of the Hortons portfolio in 2023.

Previously utilised by Joules, this site includes two pre-existing distribution warehouse structures, totalling around 275,000 sq ft, along with roughly 3.2 acres of open storage land that holds future development potential.

Jeremy Boothroyd of Hortons said: “Saxon 58 will deliver more than 58,000 sq ft of extensively refurbished warehouse and logistics accommodation when complete, offering enhanced power and sustainability. The unit lies in an established industrial location within the ‘golden triangle’ with easy access to the motorway network, which we’re sure will be attractive to prospective occupiers.

“Saxon Park is extremely well positioned for future development and we look forward to bringing forward plans to develop new accommodation on the site, as well as carrying out improvements to existing units.”

The refurbishment is on schedule to complete before the end of the year, with the unit available for occupation from Q1 2024.
