Green light for new homes in Leicestershire village

Some eight semi-detached homes, a public car park equipped with EV charging ports and a community square are set to be built in a Leicestershire village.

The Harborough District Council’s planning committee has granted approval to developer Besh to develop these properties on land adjacent to Fleckney High Street. Marrons was the planning consultant on the scheme.

The land was originally designated for new shops and flats, but due to a lack of interest from retail occupiers, the developer has adapted the plan to create a more suitable mix of housing.

The village’s community square, designed by Tom Wright of FPCR, will serve as an entrance to the housing development.

The two- and three-bedroom homes, designed by Anil Parmar and Steve Milan from CPMG Architects, will each come with two off-road parking spaces and back gardens.

The car park, designed by Lewis McAuliffe from ITP, will include 18 parking spaces along with EV charging facilities and bicycle parking spaces.

Sachin Parmar, planning director at Marrons said: “We are absolutely thrilled to have secured planning permission for eight new family homes in Fleckney following positive collaboration with the council’s officers. The amended planning application has reconfigured the site so it is fit for purpose – removing elements of the previously approved scheme that were at risk of being unsuccessful in contributing to the village’s needs.

“The updated proposal presented a simplified layout with a focus on high-quality design to secure sustainable development in line with market demands. As a result, the village will gain a modern car park, which will support the high street and surrounding community facilities, and a new public green space with bat and bird boxes, an insect tower, and seating areas.

“Furthermore, the residents of the new housing scheme will contribute footfall and expenditure to Fleckney’s existing retail and service provision – providing an economic boost.”
