New restaurant and bar brought to market at visitor attraction

A new restaurant and bar could be coming to a popular nature reserve in North Nottinghamshire.
Agent Fleurets is bringing to market a waterside opportunity at the Kings Mill Reservoir site – a 32-acre attraction between Sutton-in-Ashfield and Mansfield.
The new property, which will be completed this summer, is the south side of the reservoir and is available to let on a brand new lease with a rent of £35,000 a year.
Th building will be handed over in shell condition, with the tenant being responsible for the fit-out of the trading areas and commercial kitchen.
The main trading area will be at first floor level with an open plan restaurant/bar with bar servery offering space for around 80 covers.
At ground floor level (beneath the bar/restaurant) will be a space set aside as a changing room for water sports and other activities together with a meeting room. This area will not form part of the lease, says Fleurets.
Outside, there will be further seating.
Andy Tudor, divisional director of Fleurets Midlands, said: “The Reservoir is popular destination with walkers, anglers, bird watchers and is also ideal for sailing and water sports. It secured the Green Flag Award in 2023 and is well used by nearby residents; schools and local organisations.
“The new development is due to complete in late summer 2024, and provides a fantastic opportunity. Whilst all serious proposals will be considered, it is thought that this could be an exciting opportunity for an operator to enjoy both the day-time; evening and weekend possibilities that such a venue can offer.”
Offers and business plans are invited. Ideally, says Fleurets, the successful applicant will have a strong history in the operation and management of similar ventures.
