Strong demand for Liverpool industrial units after bids exceed guide price

A 19,077 sq ft industrial unit in south Liverpool has been sold, exceeding its £2.48m guide price.

Chartered Surveyor and property consultant, Fisher German, executed the sale at Venture Point, in Speke, to an undisclosed buyer.

The firm was instructed to sell the property on behalf of hose and fittings company, Merseyflex, which was expanding into a larger premises.

The BREEAM Excellent building benefited from two level access doors, 50KN floor loading, solar panels, separate car parking and secure fencing.

Fisher German said it received strong interest in the site, with interested parties enquiring before the property was officially on the market, and the property exceeding the guide price.

It added this points to strong demand for high quality industrial properties in Liverpool, despite the uncertain economic climate.

Fisher German says there is strong demand for industrial units, particularly freehold premises where there is limited supply in the city and surrounding areas.

David Newman, of Fisher German, said: “We were instructed to sell the property after it became surplus to Merseyflex’s requirements.

“We had early strong interest before we had formally commenced marketing and went to best bids, achieving a quick sale which exceeded the guide price.

“We are very happy to support Merseyflex with the disposal of the building as part of the company’s expansion plans.”
