£30m PRS scheme set for the thumbs up

A PLAN by Mulbury Homes to build a £30m nine to 15-storey apartment block in Manchester’s Ancoats district looks set to be approved by Manchester City Council’s planning committee today (September 17).

The application for 134 homes – comprising six studios, 39 one beds, 86 two beds and three three beds – is for the private rented sector (PRS) on the site 74 to 88 Great Ancoats Street and has been recommended for approval.

It also includes ground floor commercial uses and landscaping and improvements to adjacent pavements, following demolition of the existing mix of low level buildings on the site.

The site is an third of an acre and is also bounded by, Port Street, Holdsworth Street and Dean Street.

It is adjacent to the Stevenson Square and Ancoats Conservation Areas and the Grade II Daily Express and Brownsfield Mill Buildings can be seen in long views of the site along Great Ancoats Street. The site also lies near to the Grade II Listed 72-76 Newton Street.

The development will also feature a ground floor internal courtyard, a roof garden at floor eight with communal access and private roof terrace at floor 10.

Apartments are to be accessed by a double height entrance on both Great Ancoats Street and Holdsworth Street with disabled parking and service access from Houldsworth Street.

Mulbury also intends to secure car parking for residents within the adjoining CityPark and NCP car parks through contract parking.

A dedicated cycle parking area will provide capacity for 100 cycles.

In its submission to planners, Mulbury is arguing the development will help to deliver housing to meet identified need within Manchester city centre.

It also says it aims to create “a high quality, active building to maximise the potential of a highly accessible city centre location which is presently under used and makes to contribution to the surround streetscape or quality of environment”.
