Leicestershire reservoir sites up for sale

The Bottesford site

Three former Severn Trent Water reservoir sites in Leicestershire are to be sold by online auction next month, commercial property consultancy Lambert Smith Hampton (LSH) has announced.

LSH has been appointed to sell the above-ground distribution site reservoirs (DSR), which range in size from 0.54 – 1.1 acres and boast a variety of views of farmland and open countryside and are close to villages.

It follows a similar sale in February last year, when LSH organised an online auction for the water company as it disposed of reservoir sites across the Midlands.

Guide prices for the latest sites to go on sale are between £5,000 and £20,000 and all are suitable for Grand Designs style residential conversions, subject to planning permission, said Oliver Childs, national head of auctions for LSH.

All are sold with vacant possession and none is in in Green Belt or an Area of Outstanding Beauty. No site is affected by a statutory nature conservation or heritage designation.

Bottesford DSR, in Barkestone Lane, Bottesford, is a redundant single-storey brick building and an adjoining earth-covered, above-ground redundant, reinforced concrete reservoir in 1.11 acres.

Old Dalby, Six Hills Lanes, Melton Mowbray, is an earth-covered, above-ground reinforced concrete redundant reservoir sitting in 0.54 acres. The hill-top location, just half a mile from the nearest village, affords rural views and is surrounded by farmland.

The final Leicestershire lot is at Iron Gate, Walcote, Lutterworth. Sitting in 1.06 acres, it comprises an earth-covered, above-ground redundant reinforced concrete reservoir. It is in a very secluded location, three miles from Lutterworth with Lutterworth Golf Club nearby.

Oliver Childs, national head of auctions for Lambert Smith Hampton, said: “Following the success of 2016’s online auction for above-ground former reservoirs, Severn Trent Water has packaged up another portfolio of similar assets for entrepreneurial investors with potential for other uses subject to consents.

“Quirky sites that are difficult to value sell well at auction. LSH’s robust online auction platform provides Severn Trent Water with transparency and open competition, ensuring that interested parties have a fair and equal opportunity in purchasing the asset.”

The online auction takes place on October 4 and 5.
