Lincolnshire business park gets green light for expansion

A Lincolnshire business park is undergoing further expansion.

Following the completion of Phase 4 in 2015, which consisted of seven 975 sq ft units, Lincoln Enterprise Park (LEP) on the A46 near Thorpe on the Hill has just received planning permission for phases 5 and 6.

Work is due to start in January 2018 on the construction of phase 5, and is expected to take 20 weeks. All the units in phase 5 have been sold or leased, however, Nicholas Falkinder Managing Director of LEP Developments said they are currently receiving interest and applications for phase 6.

“The park’s growth over the past 11 years has been driven by the demand from businesses wanting to either expand or relocate to the area,” said Falkinder.

“One of the key aims of LEP Developments is to support and encourage economic growth in the area and we are delighted that several of the park’s occupants, who started off in the smaller units, have either purchased or leased additional space or moved into larger premises.

“Rather than speculative building, LEP Developments does not begin construction until the majority of the units have been let or sold, so there are rarely any long-term vacancies. As a result, the park is a calm yet vibrant hub of activity with a sense of community and commitment to high standards of professionalism and productivity.

“The park is appealing to business owners because it offers high quality, purpose-built accommodation in a rural setting close to Lincoln and all the main transport routes in and out of the city. It’s been extensively landscaped and carefully designed with safety and security in mind.”

One of the firms moving into phase 5 is pest control business Healthguard which purchased a unit in phase 4 in 2015.

Managing director Paul Furneaux said: “At the minute we’re spread across two sites but I’m amalgamating all our operations under one roof which will not only improve efficiency but also give us the space we need to grow.

“I started the business from a room in my house in 2000 and now employ 19 staff at our offices in Swinderby where we’ve been for seven years. The new premises are double the size of our existing site and will give us greater flexibility as well as the opportunity to take on more staff in the future.

“The park is fantastically managed and is well presented with good security. The units are also finished to a really high standard and we are looking forward to moving in in the New Year.”

Paul Green, managing director of Lynx AC, agreed: “We’ve leased two adjacent units totaling 5,000 sq ft of office and storage space which is three times bigger than our current premises in Bassingham, and will enable us to continue to expand and create more jobs.

“I’ve been to see a lot of other industrial parks and this one is by far the best in terms of location on the A46 with great links to the A1. It’s also clean, tidy, secure and well managed.”

Green, along with his Co-director Rob Pygott, is in the process of acquiring a second business which will also be moving into phase 5.

Once work on phase 5 has finished, phase 6, which is currently being marketed by Pygott & Crone, will get underway and will consist of units ranging from 2,000 to 10,000 sq ft.

These mixed-use units have been specifically designed to accommodate larger businesses and can be used for workshop, office or storage space.
