Land deal to bring 237 homes to market town

Some 237 new homes could be on the way in a Lincolnshire town after Northern Trust sold a 24-acre site in Louth to Gleeson.

The site, off Brackenborough Road, was partly owned by Northern Trust and partly by a local landowner. Northern Trust has been working in partnership with the landowner since 2016.

The site benefits from an allocation on part of the site for 129 dwellings, with the remainder in open countryside. In December 2018 Northern Trust secured outline planning permission for up to 171 new home and Fisher German subsequently marketed the site for sale. Following an extensive marketing campaign Gleeson was selected as the preferred developer.

In March this year Gleeson secured detailed planning permission for 237 houses alongside highways improvements, a children’s play area, extensive public open space, enhancements to the Round Louth Walk, landscaping and wider infrastructure.

John Tootell, strategic land and planning executive for Northern Trust, said: “We are delighted to have secured the sale of this strategic site to Gleeson, it is the culmination of several years’ work following the outline planning permission in 2018 and now Gleeson’s detailed planning permission. This development will provide much needed housing and provide significant benefits to the local community.

“We are proud to have played an important role in facilitating the delivery of this development and we look forward to seeing the delivery of much needed new homes and the significant wider benefits for the local community realised.”

A spokesperson from Gleeson said: “This is an exciting development for both Gleeson and the community of Louth. We are determined to ensure that the housing market better serves young first time buyers and families on low to average incomes with quality affordable homes.”

Matthew Handford, xevelopment surveyor at Fisher German, added: “This sale to Gleeson will bring much-needed affordable housing to Louth, and will help first-time buyers onto the property ladder, particularly key workers and British military families who have done so much for the country over the past year.

“It will also benefit the local community too, with Gleeson contributing to local schools, bus routes and health services.

“It was great to work with both Northern Trust and the landowners to secure this sale, and we’re looking forward to see the site develop.”
