Developer starts construction on 760,000 sq ft unit at prime site

Magna Park

The developer for MPN 761, a 761,361 sq ft on Magna Park, North Lutterworth, has started construction on site.

GLP is expected to finish the construction of the unit next year.

The initial phase of construction at Magna Park North Lutterworth has brought forward around 1m sq ft of space, spread across three units sized at 200,000 (MPN1), 503,000 (MPN2), and 297,000 (MPN3) sq ft.

All these units were leased before completion, and an additional build-to-suit project spanning 310,000 sq ft (MPN4) has been secured by LX Pantos.

In 2022, GLP collaborated with North Warwickshire and South Leicestershire College, as well as Wincanton, to establish The Centre for Logistics, Education, and Research (CLEAR), a facility dedicated to research, innovation, education, and training, serving both park occupants and the broader logistics sector.

During the last phases of the development, Magna Park Lutterworth has attracted customers including Bleckmann, Iron Mountain, LX Pantos, Unipart, and Centrica.

The park now comprises 49 buildings, totalling over 13m sq ft.

Bruce Topley managing director at GLP said: “We are pleased to have commenced development of MPN 761 in Magna Park North. This is a testament to our confidence in the resilience of the UK logistics market and the strategic importance of the Midlands in particular. As companies look to benefit from a prime location, we look forward to welcoming customers to our existing units and positioning Magna Park North Lutterworth for long-term success.”

Joe Garwood, senior development director at GLP said: “The development of MPN 761 will be an excellent addition to our existing units in Magna Park North Lutterworth. At GLP, we embed customer-centricity at the outset of any development alongside aligning environmental and social concerns. This site is a great example of that and at the cutting edge of the warehouse market in the UK.”
