Deal signed to bring forward major mixed-use scheme

South Kesteven District Council (SKDC) has signed a deal with three developers, marking a step forward in transforming a brownfield site in Stamford.

Morris Homes, Inspired Villages and Burghley Land have signed contracts for the St Martin’s Park project on the former Cummins site.

SKDC bought the Cummins site in 2018, and along with adjoining land from the Burghley House Preservation Trust, it forms the 14.7-hectare development area.

The project will include a commercial zone, a mixed-use area, an integrated retirement community and various residential properties, including affordable housing, along with green and open spaces.

Under the agreements, Morris Homes will develop the residential properties, Inspired Villages will establish the retirement community, and Burghley Land will manage the commercial development.

SKDC’s Cabinet Member for Property and Public Engagement, Cllr Richard Cleaver, said: “I am delighted that we have reached such a significant milestone on this project. This is a major development that will transform a derelict site into a thriving addition to the Stamford community. It will be a high-quality, well-designed and sustainable development with cycle routes and walkways into the town centre.”

Shaun Whelan, development director for Inspired Villages said: “The need for more age-appropriate housing for over 65s in the UK is significant. We currently operate nine integrated retirement communities in the UK with a further two opening later this year. We will use all our experience and knowledge to ensure that when complete, the village in Stamford is a vibrant and thriving space that positively impacts the lives of residents and the wider community.”
